Rental Steps
This website has been created to help people find quality rental
housing. As part of our service we like to explain some of the steps
in the rental process
- Step 1
- In Step 1 you as the tenant review the information provided on this
web site and find the property you are interested in renting.
- Step 2
- In Step 2 the tenant will take some time to physically view the
property and make contact with the Landlord to schedule a time to view
the inside of the property.
- Step 3
- In Step 3 the tenant will complete the Lease Application. The
application must be completed fully and have all required
documentation to be accepted. (i.e. State Drivers License, Pay
Stubs, and Bank Account Statement.)
- Step 4
- In Step 4 the Landlord, the Landlord's Agent, Assistant, Agency or
partner will collect $35.00 application fee for ALL occupants 18 years
of age and above.
- Step 5
- In Step 5 the Landlord, the Landlord's Agent, Assistant, Agency or
partner will collect a deposit to secure and hold the rental property on
behalf of the prospective tenant. The payment of this deposit
tells the landlord that the prospect has agreed to rent the property
once their application is approved. The payment of this fee
further ensures that the landlord will stop showing the property and NOT
rent the home to anyone else while the prospective tenant's application
is being processed.
- Step 6
- In Step 6 the Lease Application will be reviewed by the Landlord,
the Landlord's Agent, Assistant, Agency or partner. All of the information
on the application must be verifiable. The application will be
reviewed for accuracy, honesty, and truthfulness.

Current Landlord Information
- Landlord's Name, Address, & Phone Number
- This information is necessary to assist in validating the rental
history, payment, care and stability of applicant.
Authorized Occupant's Information
- Name, Age & Relationship
- This information is necessary to assist in establishing a list of
people that are authorized to be residing in the property. It
further assists the landlord in identifying those who are expected to
be living in the property in case of an emergency, maintenance or
other issues arise. If any authorized occupant is over 18 years
of age an additional application may be required.
Employment Information
- Employer's Name, Address, & Phone Number
- This information is necessary to assist in validating the income and
employment stability of applicant.
Credit Information
- Creditor's Name, Address, & Phone Number
- This information is necessary to assist in validating the tenant's
credit worthiness, payment history, and amount of outstanding debt.
Previous Address Information
- Previous Address Information
- This information is necessary to assist in validating the tenant's
prior rental history, previous landlord information, and city &
state residency information. It also assists in establishing a
record of employment history and moving patterns.

- Personal & Emergency References
Personal References will be required when completing the Lease
Application. These References should be people that the tenant has
known for at least two years and the references should be able to
represent accurate information in regards to the tenant.
- Personal References
- These are non-family members that have known the tenant for more
than 2 years.
- Emergency References
- These references are family members or relatives that would be
capable of supporting the tenant in case of an emergency. They
should be chosen carefully so that the tenant is certain that the
Emergency References will be able to notify other relatives and/or
friends, etc. if the emergency requires.
Documentation Copies Required
- Driver's License
- The state driver's license or another state issued ID is required to
complete the application process. There are no exceptions.
This is requested to provide an additional measure of verification and
validation on the person making application. It further
establishes that the person making application is one in the same.
- Pay Stubs
- This information is requested to provide proof of income and
employment information.
- Bank Statements
- This information is request to provide additional proof of the
applicant's stability, income and check writing history.
